Buying off-plan means reserving a property as much as two - three years before building is due to be completed and often before any construction has started. The advantage is that you secure the property at a discounted price and as the property is built its value increases. Typically you pay between 10% -50% of the property price during construction depending on the country and the developer and the rest on completion.
Most developers want or, sometimes need to sell a number of units before building can commence on their project. The financing bank will release funds to the developer on the basis that a percentage of the development is sold before construction can begin.
